1. How much is the rent, and what’s included?
�� The rent is £[x] per month. This usually excludes bills unless stated. Utilities such as electricity, water, and internet are usually the tenant’s responsibility.
2. How much is the deposit, and when do I get it back?
�� The deposit with us is the first months rent PLUS £250, held securely in a government-approved deposit protection scheme. You'll get it back at the end of the tenancy, provided there are no damages or unpaid rent.
3. How long is the tenancy agreement?
�� The standard tenancy is 6 months, but we may offer longer or shorter terms depending on the property and landlord’s preferences.
4. What happens if I want to leave before my contract ends?
�� You’ll need to check your tenancy agreement for break clauses. If there isn’t one, you may be responsible for rent until the end of the term unless a replacement tenant is found.
5. Are pets allowed?
�� This depends on the landlord. Some properties allow pets with an additional pet deposit or higher rent. Let us know what pet you have, and we’ll check for you.
6. How do I report a repair or maintenance issue?
�� You can report repairs via our website under the Lettings tab. Please provide as much detail as possible, including photos if relevant.
7. How do I pay my rent?
�� Rent is paid monthly via standing order. Payment details are in your tenancy agreement.
8. Can I decorate or make changes to the property?
�� You need written permission from the landlord before making any changes. Small, temporary adjustments (e.g., hanging pictures) are usually fine but you need to make good before you leave so ensure the work is done properly in the first instance.
9. What happens at the end of my tenancy?
�� We will arrange a final inspection. As long as the property is in good condition and all rent is paid, your deposit will be returned within the timeframe set out in your contract.
10. What if I have issues with my neighbours?
�� Try to resolve minor issues by speaking with them politely. If the problem persists, let us know, and we’ll advise on the next steps.
