Major Changes Coming to EPCs in 2025: What Property Owners Need to Know

In today's article I've asked our EPC provider Adam Gaca of Energy Shed, to give us a steer on the changes coming in on EPCs in the sector.  Enjoy!

EPCs (Energy Performance Certificates) are Government documents that evaluate the energy efficiency of a property and recommend improvements that can be made.

They last for 10 years and legally have to be in place for all rentals and any property being sold.

EPCs were introduced in 2007 and in June this year there are some major changes coming which will make data collection more precise. It will also take account of new technologies such as battery storage and provide new recommendations for things like heat pumps.

Rental properties have to meet a minimum rating of E but this is currently being consulted on and may raise to C.

About 22% of all carbon emissions in the UK come from homes so reducing this will help reach net zero targets. It can be tricky though as the UK has ageing housing stock which can be difficult to upgrade.  The average EPC rating is D60 and this can be effected by windows, insulation, boiler and heating controls, wall type, fuel used, solar panels etc.
