Thinking of applying for a rental property? Having the right documents ready can make the process faster and easier for you and the landlord/agent.  Most agents outsource their referencing but it cant hurt to be prepared!

Here’s what you’ll likely need:

1. Proof of Identity
A passport or driving licence is usually required to confirm who you are.

2. Proof of Income
This can include payslips (usually the last 3 months), bank statements, or a contract of employment. Self-employed? You might need tax returns or a letter from your accountant.

3. Previous Landlord Reference
If you’ve rented before, a reference can help reassure the new landlord about your reliability as a tenant.

4. A Holding Deposit
Many agents require a holding deposit (typically one week’s rent) to take a property off the market while references are completed.

Having these documents to hand can speed up the process and help secure your ideal property before someone else does!
